Privacy Policy

1. Who we are

Dwellchecker Labs LLC, a Virginia limited liability company ("we," "us," or "our"), operates Raam RVA at raam-rva.homes (the "Site") and is responsible for personal data processed in connection with the Site. This Privacy Policy explains what we collect, how we use it, and the choices you have.

2. Information we collect

Depending on how you use the Site, we may collect:

• Contact and subscription data. Email addresses (and optionally a name) when you subscribe to guide updates or the weekly market digest, join the Starter waitlist, submit a lead form, or submit a home-services directory listing.
• Payment and billing data. If you subscribe to Homebase Premium, Stripe processes your payment card and billing details. We receive Stripe customer and subscription identifiers and related webhook events needed to fulfill and revoke Premium access; we do not store full card numbers on our servers.
• Chat and tool inputs. Messages and context you send to Homebase or Ask; property details or URLs you enter into analysis, valuation, or similar tools; feedback text and optional page URL from the Send feedback control; and similar form submissions.
• Technical and usage data. IP address (for rate limiting and abuse prevention), browser user agent, cookies and similar identifiers (including Homebase session and Premium entitlement cookies), and pageview / Core Web Vitals metrics via Vercel Analytics and Speed Insights.
• Bot-protection signals. Cloudflare Turnstile tokens on certain forms (for example, waitlist and directory submission) to reduce spam.

We also process listing, sold-comp, census, school, and map data from third-party and public sources to power Site features. That content is generally not collected from you as personal data, though it may describe real properties.

3. How we use information

• Provide, operate, secure, and improve the Site
• Fulfill Homebase Premium subscriptions and manage entitlements
• Send subscription confirmations, guide or digest emails you opted into, and related transactional mail
• Respond to feedback and process directory or waitlist submissions
• Enforce rate limits, prevent abuse, and debug operational issues
• Measure aggregate traffic and performance (Vercel Analytics / Speed Insights)
• Comply with law and protect our legal rights

4. AI features

Homebase and Ask send the prompts and conversation context needed to generate replies to our AI provider (Anthropic). Do not submit sensitive personal information you are not comfortable sharing with those systems. AI outputs are informational only; see the Terms of Service.

5. Cookies and similar technologies

We use cookies and browser storage for essential functions such as binding a Stripe Checkout session to your browser, remembering Premium entitlement, and keeping Homebase conversation session identifiers. Analytics cookies or scripts from Vercel may collect pageview and performance data. You can control cookies through your browser settings; disabling essential cookies may break checkout or Premium access.

6. Processors and sharing

We share personal data with service providers who process it on our behalf, including:

• Stripe — payment processing and customer billing portal for Homebase Premium
• Vercel — hosting, KV storage, Analytics, and Speed Insights
• Resend — transactional and subscription email delivery
• Anthropic — AI model inference for Homebase and Ask
• Cloudflare — Turnstile bot protection on selected forms

We may also disclose information if required by law, to protect rights and safety, or in connection with a corporate reorganization involving Dwellchecker Labs LLC. We do not sell your personal information.

7. Retention

We retain data only as long as needed for the purposes above. Examples from how the Site is built today: free Homebase conversations are stored for a short TTL; Premium conversation history may be retained longer (on the order of 90 days); subscription and entitlement records are kept while your subscription is active and as needed afterward for billing records; email subscription records remain until you unsubscribe or we purge inactive data. Analytics and logs follow our hosting providers' retention practices.

8. Your choices

• Unsubscribe from guide or digest emails using the links in those messages or the subscription management flow on the Site
• Cancel Homebase Premium through the Stripe billing portal linked from Homebase
• Request access, correction, or deletion of personal data we hold about you by contacting us through the Send feedback control on the Site (we may need enough information to verify your request)

9. Children

The Site is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has provided us personal information, contact us through the Send feedback control so we can delete it.

10. Security

We use reasonable administrative and technical measures appropriate to a small software service (HTTPS, signed cookies for entitlement, hashed emails in subscription stores where applicable). No method of transmission or storage is fully secure.

11. International visitors

The Site is operated from the United States and intended primarily for users interested in the Richmond, Virginia metro housing market. If you access the Site from elsewhere, you understand that your information may be processed in the United States.

12. Changes

We may update this Privacy Policy by posting a revised version on this page with a new "Last updated" date. Material changes will apply going forward from the posted date.
