Vetting checklist

  • Confirm license class matches the work you need (Virginia DPOR where applicable).
  • Ask for certificate of insurance (COI) naming you or your lender if required.
  • Get a written scope: materials, milestones, change-order process, and warranty.
  • Compare two written estimates — avoid paying full price upfront.
  • Search complaints: BBB, court, local forums — use the Google prompts on each listing.
